Littleton neighborhoods we serve

Housing in Littleton spans more than a century, and the kind of slab leak you're likely to have depends heavily on when and how your home was built. Each neighborhood page covers local housing, pipes and common problems.

How slab leaks differ across Littleton

Older central neighborhoods

Homes near downtown and along the Platte include early-1900s houses and mid-century brick ranches. Slab leaks here often show up in remodel additions and basement slabs, where pipe of uncertain age and material runs under concrete.

1960s–1980s neighborhoods

Columbine Knolls, Columbine West, Southbridge, Ken Caryl and Governors Ranch include large numbers of homes from this era. Original copper under basement and garage slabs is now 40 to 60 years old, which is prime time for pinhole leaks — and for repeat leaks.

1990s and newer

Grant Ranch and Sterling Ranch homes are newer and more often plumbed with PEX. Leaks are less frequent and more often tied to installation, fittings or ground movement than corrosion.

Foothills and riverfront

Roxborough Park's rocky, sloped lots and the riverfront's townhomes and shared slabs each bring their own access challenges.

Why do slab leaks happen in Littleton homes?

Littleton's housing stock tells most of the story. A large share of homes went up during the building boom of the 1960s through the 1980s, and many of them have copper water lines buried in or under a concrete floor — a basement slab, a garage slab, or the slab of a ranch or split-level that sits on grade. Newer subdivisions on the south and west sides were often plumbed with PEX, which fails differently but can still be damaged under concrete.

  • Expansive clay soil. Much of the Front Range sits on clay that swells when wet and shrinks when dry. That seasonal movement pushes and pulls on pipes locked in concrete, and fittings and bends take the strain first.
  • Abrasion. A copper line that rests against gravel, rebar or the edge of the slab vibrates every time water flows. Over decades it rubs a hole through its own wall.
  • Water chemistry and age. Pinhole corrosion from the inside is common in older copper. Once one pinhole appears, others along the same run often follow.
  • Freeze-thaw and construction defects. Lines that run near an exterior wall, a crawl-space transition or a poorly bedded trench are more exposed to stress.

Water bill climbing or a warm spot on the floor?

Every hour a slab leak runs, more water goes into the soil under your home. Call now and we'll send a technician with leak-locating gear, day or night.
